You are assured our pricing will get you the optimum level of rent.We are naturally apprised of condo Rules and Regulations, that you and your tenants should be aware of during the rental process.

Access & Tenant Security: Your current tenant will feel much more secure allowing RGR access to show your unit to perspective renters, with the knowledge we are also the Property Management Company. Limited or no access to occupied units will slow down the turnover time period and result in a month or two months loss in annual rental income, depending on the turnover date– RGR strives to prevent this from happening.

Marketing:
Listings are input to MLS database (visible to 30,000+ agents in N.E.). We send out mail shots to the other building units advertising the unit availability. Listings are distributed to key Real Estate Websites including: Craigslist, Boston.com, remthop.com, Zillow.com, YouTube,Realtor.com, Trulia.com, Facebook, Twitter, Yahoo.com, and Google. Real Estate customers expect and respond to strong visual images. At RGR we take professional high quality photos of your units that will make them stand out.

Unit Preparation:
Along with our Real estate agent we have on-site maintenance crew available to conduct a detailed visual inspection of your property prior to putting it on the market.  We can quickly identify any painting, appliance malfunctions, repairs; such as cracks, holes, scratches or leaks. Upon your request we can have these issues resolved in a very timely manner at a much more competitive rate than an outside vendor.

Tenant Screening:
RGR’s screening technique is very thorough. We screen potential tenants through our Renters Questionnaire even before they have seen the property. We run a credit/background check and RGR prepares a tenant application package for the Landlord which includes;

• Letter of current employment
• Clear copy of Photo ID.
• 2 most recent pay stubs,
• Last 2 months Bank Statements
• Last 2 pages of past 2 years tax returns
• Prior landlord references,
• Credit history and Criminal Offender Registry Information (CORI) Report.
• We also check the  Sex Offender Registry  to ascertain whether a potential tenant could be a safety risk to others nearby.
